My recent Insider column on pets and rental accommodation in the Courier Mail received some very positive feedback, in particular from the RSPCA, who are dealing with the burden of unwanted animals, and in particular, those that have to be surrendered because landlords or body corporates won't allow them.
With two-thirds of us now owning pets, the demand for pet-friendly accommodation is only going to increase. Pets have become a part of our families, and pet owners can make responsible and solid long-term tenants.
What do you think? Should tenants be allowed to keep pets?

| Michael, have you stopped to ask yourself why the majority of landlords do not allow pets on their tenanted properties. Yes the majority of tenants love their pets, but unfortunately not to the extent that they are continually running behind them with a plastic bag ready to catch the no.1 s & no. 2 s before being deposited all over the place, inside , outside and in the neighbours property. Yes the tenant, promises to keep it outside, but the landlord is not there 24 hours a day policing the tenant. Try getting it out of the carpet & underlay. Try getting the smell out of the house. Fumigate /carpet clean all you like. Finding the next tenant is all that much harder. One wiff and they're outter there. Have I mentioned about the damage to the lawns, gardens, plants, bones left behind, scratches on the walls... I have lived on my property of 18 years, and the majority of the neighbours have cats, which conveniently use our lawn to make their stinking deposits on a regular basis. We are sick and tired of shovelling it up to dispose of it. We are at times tempted to projectile said deposits back to the pet owner's property. Until the majority of pet owning tenants take responsibility for the toileting habits of their pets the "SORRY NO PETS" stays on the adverts (goldfish excepted). |

| Cats should be illegal in this country, Full Stop. They cause much more damage than just ruining the carpet. Other pets, well, owners choice really. Allow pets and ask for a higher rent to cover the inconvenience. I have pet chickens, but they do not come inside. |

| As an Agent we have found that Pets are not the problem, The pet Owner is The problem, If you choose Decent People they often have Decent Pets! Many people out there know that they cannot or will not be able to Purchase a Home, therefore they want to make a Rental property a Home for themselves and Pets! As the stats are showing many people want pets for many reasons, company,security, enjoyment for kids and so on, As long as the Property is managed properly the mishaps by pets can be kept to a minimum and Tenants are usually happy to pay a premium and accept fumigation costs and so on, |

Yes, tenants have a right to have pets. I am an agent as well and like Ron I believe it is the owners that are the problem not the pets. However, as with most "bad" situations in life they are caused by the minority not the majority and as there is a minority of tenants that cause "bad" situations that make it difficult for the rest of the "good" tenants.
It also depends on the pets and the property, I would certainly not approve an application for a tenancy with multiple pets, and if the tenant is to be placed in a property and they do have pets we should be able to ask for a "pet" bond as well as a normal maximum 4 weeks rental bond amount. This is all we are legally allowed have as a security deposit and as a measure of some monetary pretection for the propety owner.
In my experience if a tenant is placed in a property with an approval for pets by the first quarterly routine inspection you will know if there is a problem. Generally speaking if there is a problem then it can be stopped before any serious damage is caused. A smart or responsible property owner would minimise possible risk to your property by ensuring floor coverings and windows covers are durable and are hard wearing, no light coloured carpets, have polished timber floors or tiles they are much easier to maintain and clean. If a tenant wants carpet let them supply themselves with carpet pieces and then the floor covering that is stained or damaged go with the exiting tenant and does not become an expense or a problem to the property owner. |
